Britney Spears‘ former NOHO penthouse apartment is back on the market as both a high priced rental and a moderated priced sale (once again).
Britney picked up the 4,400 square foot penthouse at 14 East 4th Street for $3 million back in 2002, and then she later sold the penthouse in 2006 for close to $4 million.
Since then, the new owners have tried to sell Spears’ old NOHO penthouse several times but have been unsuccessful. It has been listed as low as $5 million and as high as $9 million without any takers.
The pricing of this property appears to have been on a roller coaster ride ever since the Oops I Did It Again singer left the building.
The property has three bedrooms and four and a half bathrooms. Renting this pop star penthouse only costs $24K per month. However, if you’re in the market to buy the property, it is listed again for sale at a more pedestrian $6.95 million. The price per square foot works out to a little over $1,575.
However, the common area charges and taxes really add to the monthly carrying costs for this unit. The common area charges alone are over $3,800 per month or $45K per year while the monthly taxes are $8,400 per month or just over $100K per year.
That’s $145K in annual carrying costs even if you do not occupy the apartment full time. This is probably one of the reasons why the current owners are ready to part ways with this property.
