Greg Vladi of Triplemint Real Estate shares success stories of selling New York City homes in 2021despite Covid, snow storms, and the hottest seller’s market in 30 years.
Hi, everyone, I’m Greg Vilardi from Triplemint Real Estate, and I’m excited to show you a snapshot of 2021 and all my favorite listings and deals of this year. Here we go!
170 North 11th Street
This is 170 North 11th Street. Lots of moving pieces of the puzzle with this type of transaction. Again, there were covert snowstorms and this was kind of the height of all of the shutdowns. I spoke to the seller who was overseas, but I knew that the location being a block from McCarren Park, everything that that neighborhood offered and most of the people moving from Manhattan to Brooklyn, we’d sell quickly if we priced it effectively and we specifically market it to a lot of renters as well. Results speak for themselves because we went well over the asking price. It was a great feeling delivering results to my seller and getting way over the asking price on this. And this is a full on townhouse brownstone on McDonough Street. If you guys don’t know McDonough, it’s a gorgeous block in Bed-Stuy. It was voted one of the top 10 greenest blocks in Brooklyn because everywhere you walk, there are trees and it’s just like the photo shows you kind of walk through your own garden. The big thing with this house in particular, was the top two levels were already set up as perfect apartment rentals, so the rent roll was really good. And then there was an owner’s duplex on the bottom two floors with a terrace and a private yard as well. For me, it was amazing walking through seeing that you have four thousand square feet in Brooklyn, you have five fireplaces on the parlor level. There were 11 foot ceiling heights as well, and you could just see there’s a big mix of these old school fireplaces, as you see right here and just overall, these original staircases. We did have again a lot of delays, but we got through the closing and everything worked out as well as it could.
180 Jackson Street
This is 180 Jackson Street. Another highlight of 2021. I actually took this listing over from another broker and I knew right away it was overpriced and the photography wasn’t done correctly. Right away, we got a professional photographer in there and took our time listing it and priced it slightly under market in order to get a lot of traffic through the door. The main thing I knew is there might be an appraisal issue here, so we made every single offer waive their appraisal contingency in order to move forward with the apartment. It’s a great case study in general on how pricing an apartment effectively and the marketing can deliver results. So I’m really happy that we got it done in two weeks when we really had an accepted offer and moved it quickly from there.
822 President Street
This one is a big highlight deal for me. This is 822 President Street. It was a top floor walk up. I remember this buyer well because he did the entire search on facetime out of state. It was a market where we kept losing bidding war after bidding war. We were a third backup offer where two people dropped out because the apartment was very unique. It was a top floor walkup. It needed a lot of work to get the rooftop in shape and purchasing this apartment, we actually got the entire roof rights of the building. So we needed architectural permits, city permits, and he had the full vision to turn this apartment into what it needed to be. One major factor of his search was getting something in a prime Brooklyn prewar neighborhood. On top of that, he wanted a lot of original details, which clearly this apartment has. It has the old encased wooden windows and exposed brick throughout the big highlight deal, and I’m so happy we got this apartment for him.
538 Union Avenue
This is 538 Union Avenue, and this was quite a process. Throughout everything, we had specific points where they wanted an upgrade. They wanted a boutique building and a very high floor apartment with city views and a ton of outdoor space already really hard to find on top of that. It was an emotional deal. We had an accepted offer at a new development we went through with it. There were issues the developer didn’t want to let us out of the deal and legal issues came up. It’s a duplex with full city views two blocks from a park. As soon as I knew it was coming to market,I called the listing agent. We got my buyers in first and we put in an offer to make sure no one else would. It was strategic where we didn’t overpay. We got the apartment offer accepted when they were on the market for like two days. Super successful story, and they’re really excited that they’re in this neighborhood.
